Why commercial-only?
Because roofs are not all the same.
Mesa Commercial Roofing Co. started in 2004 because commercial property owners in Mesa kept getting burned by roofing contractors who did everything. Residential, commercial, industrial — same crew, same materials, same approach regardless of what the building actually needed. The result was wrong membrane specs, voided warranties, repeat leaks, and building owners who didn't know who to call.
We made a deliberate decision to focus exclusively on commercial and industrial roofing from day one. No residential shingles. No residential tile. Just commercial flat roofs, metal roofing, and the maintenance systems that keep those roofs performing.
That focus has made us better at the specific problems commercial buildings face. A 50,000 sq ft distribution center with 14 HVAC units, 30 pipe penetrations, and a property management company that needs a report in 24 hours is not a residential re-roofing project with more square feet. It's a different category of work entirely.
Over 20 years, we've completed more than 1,200 commercial roofing projects across the East Valley. We've built relationships with property management companies, asset managers, REITs, and private building owners who trust us to tell them what their roofs need — not what generates the largest invoice.

Commercial-Only Focus
We don't do residential. We never have. Every technician, project manager, and estimator on our team has worked exclusively on commercial buildings. That focus shows in how we spec, how we install, and how we handle occupied buildings.
Written Documentation on Everything
Every site visit generates a written report. Every repair gets photos before and after. Every maintenance visit produces a condition assessment. Our clients never have to wonder what was done or what the roof needs next.
Honest Assessments
If a coating will extend your roof's life and save you money versus a full replacement, we'll tell you. If the insulation is wet and coating won't help, we'll tell you that too. Our job is to give you accurate information, not to maximize the size of the invoice.
Operational Awareness
Commercial buildings have tenants, production schedules, patient appointments, and lease obligations. We plan our work around those realities. No building gets left exposed overnight. No tenant gets a surprise noise event in the middle of a board meeting.
